d. From past experience, it is estimated that this year’s dues receipts will add between $32,000 and $40,000, which should result in our having an available total, conservatively, of $180,000 by September.
Website
Dean reported that the number of subscribers to our website has increased to 98, making it, increasingly, a useful tool for disseminating information, through online posts, to our residents.
Chipping Project, Spring, 2025
Dean reported that this year’s chipping project is scheduled to be conducted June 17-19. Judging from the number of piles in the community, this project may well turn out to be the largest to date.
Road Paving Project
Bart reported that the current condition of our roads dictates that we must repave this year, because to delay the project another year would result in much more serious and extensive road deterioration, which would then lead to a cost of repaving far exceeding what doing it this year will entail. After considerable discussion, the Board unanimously agreed to accept the bid by Blacktop Northwest LLC, at a cost of $178,278, to chipseal all of our roads, with the exception of Heierman Drive (which was done two years ago.) This paving project will take place from July 7-11. In the discussion, it was recognized that in order for the work to be accomplished at the best possible time of the season (for road paving and curing), we will be forced to retire our CD prior to its August 27 maturity date, which will result in a loss of approximately $1750 in interest. As part of the bid package, the contractor has agreed to allow 120 days following work completion for the balance to be paid without penalty, in order for us to make use of the funds accumulated from this year’s dues receipts.
Mailbox
Doug reported that we have issued close to the last of our available locking mailboxes to new residents and will therefore need to purchase and install another bank of boxes, in order to accommodate expected future growth. This new bank will cost $2664.99 and should arrive in a month.
Other Matters
Vandalism—Dean reported that the latest round (third time) of night lights installed at our mailboxes disappeared within three weeks, and therefore he suggested that, in lieu of any effective way of preventing this sort of thing from recurring, for now we should skip further attempts. He will include a discussion of possible solutions to the problem at our next Annual Meeting in August.
